Brief
Stapletech was a specialist contractor to the framework partner Wates Living Space for City West Homes, for the City Of Westminster. Commomnly known in the area as Little Venice Tower Blocks due to thier close proximity to the Regents canal. The work required the internal refurbishment of kitchens and bathrooms to six number 22 story tower blocks totalling 748 properties, 64% tennanted and 36% were leaseholders. Ther internal works consisted of the refurbishment of the 478 number tenanted properties and a further 272 leaseholders receiving new service risers and distribution. As well as the internal services to each of dwelling being renewed the main plant room and risers were replaced.
Challenges
- Obtaining planning permission for the external works neccessitated the re programming of the internal works to meet the Client program.
- All of the works were carried out with the residents in occupation, which required extensive RLO support and surgery hours.
- At all times ensuring the maintenance of residents services.
Solutions
- Due to the the lengthy process of obtaining planning permission in order to maintain resident satisfaction the internal works were commenced in advance of the external works which achieved resident satisfaction of 91%.
- The RLO's were specially selected and in particular had a wealth of experience of similar schemes within high rise tower blocks, resulting in the high resident satisfaction above.
- At Resident surgeries the detailed day to day internal works programs were tabled and agreed where possible. The programs highlighted well in advance the shutdown and changeover periods, thus providing residents with a full integrated understanding of the sequence of the works.
Outcomes
- The project was completed within budget and on time.
- Very high level of resident satisfaction.
- Enhanced living enviroment for the local residents.
