Brief
Gladstone Court is a sheltered residential accommodation 6 storey building consisting of 43 flats, communal lounges and offices. The existing heating and hot water services are provided by a centralised plant room at ground floor level.
The brief was to modify and update the existing boiler room and controls, design and install new heating and domestic distribution pipework services installed in all corridor ceilings to serve new JAGA LST radiators in all flats and communal areas.
Challenges
- An demanding installation programme to complete all works in a 12 week programme including a 1 week LST heating installation programme to all 43 occupied flats.
- A 2 week in house design produced for client approval prior to the 12 week installation programme.
- Maintaining all heating and domestic services to all areas during the change-over period.
- Venerable residents requirements during the internal heating works, including de-canting and carer provisions.
- Maintaining a safe working environment while labour intensive works are to be carried out.
Solutions | Outcome
- Full in-depth planning and RLO Consultations with all residents and venerable residents to ascertain their individual requirements and needs during the installation works.
- Prior detailed planning of all installation works with client, scheme managers, site managers and all residents to ensure an understanding of the project and programme with all concerned.
- Phased programming of internal installations to suit resident requirements.
Outcome:
- A very demanding and labour intensive programme delivered on time and on budget with minimal disruption to all residents. Considering this project was completed during September – December 2013 during the cold season, it was an excellent achievement by all to complete this project while maintaining constant heating and hot water to all areas of the building
