Evelyn Fox Court provides sheltered residential accommodation; configured as 35 number individual flats. (Studio, 1 Bed and 2 Bed) with communal lounges and offices and arranged over 2 floors. The central boilers and communal mechanical plant are sited on the 2nd floor and pitched roof space.
The brief was to completely remove the existing mechanical services throughout the building including the individual flats. Fully design and install new mechanical services throughout to include renewable technologies solar thermal etc.
Challenges
- All Elderly residents to remain in occupation during the entire works.
- The logistics of working throughout the communal areas whilst maintaining a safe environment for all occupant’s, including transporting both existing and redundant heavy plant items to and from the 2nd floor boiler plant room.
- Maintaining Heating and Hot Water services at all times throughout the contract works.
Solutions
- In-depth detailed consultations with the client and residents at all design stages. Using depth of expertise gained over many schemes of this type to foresee and manage potential problems.
- Complex programming and phasing of tasks using innovative working methods to keep disruption to a minimum.
- Obtaining expert specialist sub-contractors advise at design stage to carefully manage difficult plant movement logistics.
- Provision of packaged temporary Heating and Hot water plant to ensure services maintained throughout.
Outcomes
Met all pre-set targets including budget program and KPi performance. Established extremely good relationship with the residents and staff of the Scheme, and their positive feedback has greatly enhanced the confidence of the other Housing Managers. This in turn greatly assists with the collaborative planning of similar schemes with all stakeholders.
